At first glance, the numbers favour ECs. Novo Place, Tengah's most recent EC, averaged around $1,687 psf. Tengah Garden Residences is expected at approximately $2,000 psf. That's roughly $300 per square foot — a meaningful difference on a 700+ sqft unit.
But price is only part of the story. What you can do with the property after you buy it — and who can buy it from you — matters just as much for your long-term financial outcome.
EC Restrictions: What the Lower Price Buys You
Executive Condominiums come with a set of restrictions that private condos don't have:
- 5-year MOP: You cannot sell or rent out the entire unit for 5 years after taking possession. You're locked in.
- $16,000 income ceiling: Your household income cannot exceed $16,000/month at the time of purchase. If you earn more, you're not eligible.
- Resale restrictions (years 5-10): After MOP but before the 10-year mark, you can only sell to Singapore Citizens or PRs. Foreigners are excluded from your buyer pool.
- Citizenship requirement: At least one buyer must be a Singapore Citizen. PRs cannot buy new ECs.
- No rental of entire unit during MOP: You can rent rooms, but not the full unit.
Private Condo: What $300 PSF Buys You
For approximately $300 more per square foot, a private condo like Tengah Garden Residences removes all of those restrictions:
- No MOP: Sell or rent at any time after completion.
- No income ceiling: Earn any amount. Your eligibility is not capped.
- No resale restrictions: Sell to anyone — Singaporeans, PRs, foreigners. Your full buyer pool is available from day one.
- PRs eligible: If you're a Permanent Resident, private condo is your primary path to homeownership. ECs are not an option.
